We advertise on over 100 different websites including Zillow, Realtor.com, Trulia, Homes.com, EveryRent, FRBO, HotPads, etc. In addition, we advertise in the Multiple Listing Service (MLS) where we offer the highest commission to agents of our local board for bringing their clients and renting your property. Your property gains additional exposure when we place a For Rent sign in the yard and add the property to our rental bulletin which is passed out at our weekly Realtor Meetings with our sister company, Bosshardt Realty.
Nearly 50% of all renters have some kind of pet. We recommend advertising your property as “pet-friendly” or “Pets Negotiable”. For properties that allow pets an application and photo of each pet will need to be submitted along with the tenant application. There is a non-refundable per pet fee paid by move-in date.
For insurance purposes, the following breed of dog (mixed breed wherein the predominant breed is aforementioned) will not be permitted.

We have a thorough screening process that all applicants must go through. This process includes screening credit score, criminal background, employment, income, and rental history. Placing qualified tenants in your property is one of the most important jobs we do as your property manager.
All tenants are required to give us the first month’s rent at lease signing along with any applicable pet fees. Before we turn over the keys, a tenant must also pay the security deposit, which is generally an amount equal to first month’s rent.
A 3-Day Notice will be posted on their front door that states the rent payment must be collected immediately or they will need to vacate the property. If there is no payment made then we begin the eviction process. However, with our strict screening process, we average only 1 eviction a year.
Our lease agreement does not allow for a tenant to negotiate to leave their lease early or sub-lease your property.
We will process owner payments between the 10th – 15th of each month.
Bosshardt Property Management has a 24-Hour After Hours Service with a property manager on call. We also have a 24-Hour Maintenance Department ready to dispatch for all maintenance related emergencies.
